Leveraging the site's layout, the project runs alongside a pedestrian walkway that connects all phases of the development, located in the heart of Rosemont—La Petite-Patrie. The arrangement of the three buildings creates a sequence of plazas and gardens, allowing for a consistent civic relationship across all facades of the project. In total, the residential complex includes over 409 mixed-use units, with density balanced by generous outdoor spaces: a communal garden, playground, pathways, private areas and a park. Phases 3 and 4 of U31 comprise more than 200 units, including 20% private affordable housing and 42 cooperative units.
